Habitat for Humanity taking applications for New Glarus build

NEW GLARUS - Green County Habitat for Humanity is beginning the process of seeking a partner family for a home to be built in New Glarus in 2017 and 2018.

Habitat for Humanity believes that everyone should have a safe, affordable place to call home. In order to realize that vision Habitat affiliates partner with families from the time of application up until keys are turned over when a new home is completed. Habitat homeowners must be active participants in building a better home and future for themselves and their family.

Family selection is based upon three criteria: need, willingness to partner and ability to pay.

Need is based on both current living conditions and income. A family is considered for a Habitat house based on suitability of their current shelter. Those living in substandard housing are given preference. Adequate housing is determined by problems with structure, sanitary facilities, etc., as well as family size, need and income. Only families who cannot purchase a house through conventional or alternative means will be considered. Gross income is not to exceed 79 percent of the median income for the county. For Green County, 79 percent of the median income is $55,537 for a family of four.

Willingness to partner refers to the commitment that a family must make to be an active partner in constructing their own home. A total of 250 "sweat equity" hours are required of each able-bodied adult who anticipates living in the home. Fifty percent of these hours are to come from the people who will ultimately own the home, and the other 50 percent can come from family members and friends who the partner family has recruited to volunteer on their behalf. Applicants must show visible evidence of their potential to keep a house clean and in good repair by their concern for proper maintenance of their present living quarters. Applicants must express willingness to participate in the personal development programs selected (budget counseling, home maintenance, etc.)

The applicant family must demonstrate their ability to pay the monthly payments (i.e. mortgage, taxes and insurance) without jeopardizing their ability to meet all other family financial obligations and living expenses. Generally this will mean that a family must have a monthly income equal to at least four times the anticipated monthly mortgage payment. The monthly payments include the mortgage, insurance and taxes, which are typically about $500. Applicants must be able to demonstrate stable income and a history of financial responsibility. Credit references will be requested and verified.
