MONROE - Menards Corp. could get another two years to start construction of its proposed store, to be located at the corner of Wisconsin 69 and Wis. 81/11.
If approved by the Common Council, likely sometime after Oct. 20, the company would be allotted the extra time to build.
The City of Monroe Plan Commission approved unanimously and recommended to Council special ordinance No. 143, Tuesday, extending the time to commence construction of Phase 1 of Menards Large Scale Retail Development.
The original planned unit development had a two-year window to start construction, following the Common Council's approval of its PUD documents on Jan. 15, 2008.
The new two-year window will commence from the date of Council's approval.
Tom O'Neil, real estate management associate at Menards general office in Eau Claire, said Menards is still "vested" in the project.
"We own property, we're not going anywhere soon," he said.
However, the company, from a construction standpoint, is "universally on hold," he said. All new store construction is halted, because of the economy, he explained.
Menards requested the extension, because "we didn't want the PUD (work) to lapse," he said.
Ewald told the commissioners Tuesday the simplest approach to the request was to simply extend the deadline for commencement of construction.
The request indicates that Menards is poised to build on its site on the city's north side, but no time frame is known, according to Ewald earlier this month.
The action triggers the need for a new cost agreement with Menards, but there is no fundamental difference between the two agreements, Ewald added.
"Things just didn't go the way we originally envisioned," O'Neil said, Sept. 11. "A year after, the original time frames are not realistic."
All four houses that were on the site of the proposed Menards store have been moved.
