Land transfers down in 2009

MONROE - There were fewer real estate transfers in Green County in 2009 than previous years, but Green County Register of Deeds Cynthia Meudt said she expects the numbers to level out this year.

Real estate transfers are used for any property that is sold in the county, such as homes, businesses or land, Meudt said.

A few years ago, when the economy was strong, the number of transfers was higher. However, in the past two years, as the economy slowed, the numbers declined.

In 2009, there were 1,220 real estate transfers, down slightly from 1,226 in 2008. In 2007, there were 1,479 real estate transfers.

Meudt, who was elected Green County Register of Deeds in 2002, said there were 1,885 real estate transfers in 2004 and 1,858 in 2005.

In the first five months of 2010, there have been 449 real estate transfers.

"I think the numbers are steadying out," Meudt said, adding she expects the numbers to remain about the same this year as last year.

"People are still going to move and buy houses," she said.

There is a fiscal impact to the county when it comes to transfer fees. The money received from the fees help fund the register of deeds office, Meudt said.

For every thousand dollars of value on property sold, the county receives $3. For example, the county receives a $300 transfer fee for a home that is sold for $100,000.

The county keeps 20 percent of the transfer fees. The state gets 80 percent of the fees. Meudt said the county in 2009 collected about $280,000 in transfer fees and retained about $56,000.
