BRODHEAD —Habitat for Humanity of Green County (HHGC) has reopened the search for a partner family to assist in the rehabilitation of a home. The home, located at 1202 East 6th Avenue in Brodhead, was built by HHGC in 2014.
The home has 1700 square feet of living space, 1400 square feet on the main level and 300 on the lower level. The first floor includes a combined kitchen/dining area, a living room, 3 bedrooms and two full bathrooms. The lower level of the home includes 2 finished rooms and an unfinished space that houses the furnace and water heater. The home also has an attached two car garage with a concrete driveway.
A family (one or more individuals) must meet the following qualifications:
Need
To qualify to own this Habitat built home, a family income must fall below 80% of the area median family income and within the guidelines established for this home. Also, the family’s current housing situation must be determined to be physically inadequate, unsafe, overcrowded, or a cost burden. A qualified family would not qualify for other/conventional mortgage financing.
Ability to Pay the Mortgage
A family must have the financial means to make monthly, interest-free mortgage payments which will include homeowner’s insurance and real estate taxes, as well as the ability to pay other expenses of owning and maintaining a home. This is determined by income verification, credit reports, assessment of all other household debt, projected utility costs, and any special assessments and other costs directly associated with the ownership of a home. Habitat wants families to be successful homeowners and determining the ability to pay is a key factor in the selection process. The down payment and closing costs can be covered by a grant.
Willingness to Partner
When selected, a family becomes a partner in the Habitat program and will assist in the rehabilitation of their own home. For this project, a total of 150 “sweat equity” hours per adult family member is required. Applicants must show visible evidence of their potential to keep a house clean and in good repair by their concern for proper maintenance of their present living quarters. Applicants must express willingness to participate in the personal development programs selected, e.g. budget counseling, home maintenance, etc.
Ties to the Community
Applicants must be permanent residents of the United States and must have lived or worked in Green County for one year immediately prior to applying. Applicants who can demonstrate ties to the community in other ways may be considered.
Eligible families must complete an application for homeownership. Applications must be submitted by July 17, 2023. The application and an information sheet which includes income parameters can be printed from the Habitat website at greencountyhabitat.org or picked up at the Habitat Resale Store at 305 2nd Street in Monroe. The application process also includes a home visit, income verification, a credit check, an assessment of existing debt, and sex offender and criminal background checks on all adult family members.
