MONROE - With the holiday season over, it's time to turn attention to a post-holiday tradition - taxes.

Most Green County residents will see their taxes go up this year compared to last year.

Tax rates vary by municipality throughout the county.

Within a township, how much a property owner pays in taxes depends on the school district in which the home is located.

For example, in Decatur township, residents could live in one of three school districts - Albany, Brodhead or Juda.

A homeowner living in the Albany district will pay $17.25 per $1,000 of equalized value; a homeowner in the Brodhead school district will pay $16.69 per $1,000; and a homeowner in the Juda school district will pay $20.49 per $1,000.

People who live in the Albany school district in Mount Pleasant township pay the lowest taxes in the county at $15.49 per $1,000. A homeowner with a home valued at $100,000 will pay $1,549 in taxes in 2008. The owner of a farm valued at $400,000 will pay $6,196.

At the high end, people who live in Cadiz township, within the Monroe school district, pay the highest amount of taxes in the townships - $27.36 per $1,000 of property value.

Property values are the key factor in determining the tax rate. Even though an overall tax rate might be less than the previous year, a property owner might still pay more in taxes because his property assessment went up.

Another critical factor affecting tax rates is what the villages, townships, cities, school districts, county, state and technical colleges do with their budgets. When any or all of the taxing entities increase spending, they usually increase their tax levy, and the end result is higher property taxes.

Homeowners in Monticello will see their tax rate decline while residents in Albany, Monroe, New Glarus, Brodhead and Monroe will see their tax rates increase.

Village and city tax rates for 2008 compared to 2007 are:

• Albany's 2008 tax rate is $25.73 compared to $24.16 in 2007

• Browntown's 2008 tax rate is $22.42 compared to $19.80 in 2006

• Monticello's 2008 tax rate is $17.49 compared to $22.56 in 2007

• New Glarus' 2008 tax rate is $22.35 compared to $21.53 in 2007

• Brodhead's 2008 tax rate is $28.03 compared to $25.73 in 2007

• Monroe's 2008 tax rate is $27.96 compared to $26.44 in 2007.
