MONROE - The Green County Major Home Rehabilitation Program, funded by the State of Wisconsin, Department of Administration, Division of Housing HOME Program and operated by Project Home, will continue its service to low and moderate income homeowners in Green County.
The program provides assistance to homeowners who are in need of significant home repairs. Projects take place throughout the year as income-eligible homeowners contact Project Home, and their homes are evaluated for possible participation in the program.
The Green County Major Home Rehabilitation Program is a non-interest bearing, five-year forgivable loan program available through Project Home, which helps with major home repairs. These repairs may include roofing, siding, HVAC, plumbing, electrical, safety concerns and accessibility modifications. The home must be brought up to code at the completion of the renovations. Condos, rental properties and mobile homes are not eligible.
A mortgage will be signed and filed, but 20 percent of the loan amount is forgiven each year. The owner will not have to pay off the loan if the home remains his or her residence for five years or more. If the owner moves before the five-year period, the owner will be required to pay the remaining portion of the loan.
Eligibility requirements are:
Must reside in Green County
Income cannot exceed 80 percent of the County Median Income. Household size and its maximum annual gross income are: one, $37,650; two, $43,000; three, $48,400; four, $53,750; five, $58,050; six, $62,350; seven, $66,650; eight, $70,950.
Home assessment must be at or below $133,000 for a single family home or $170,000 for a duplex.
Participants must be in good standing with all other mortgage holders.
Homes must need between $5,000 through $23,000 worth of repair work.
Owner's loan to value ratio cannot exceed 95 percent.
Owner must report any possible liens on their home
