INVITATION TO BID Sealed Bidding Instructions 68 Acres, more or less Green County, Wisconsin “Beutel Farm” W5732 Melvin Road, Monroe

NOTICE IS HEREBY GIVEN that the Beutel Revocable Family Trust (“Seller”) will sell through the acceptance of sealed bids for the properties described below, subject to the following terms and conditions. PROPERTY TO BE SOLD: Real Estate is situated at W5732 Melvin Road, South of Monroe, Clarno Township and includes approximately 68 acres, with 64.50 +/- tillable, in the E ½ of the SE ¼ of Sec. 10, T1, R1, consisting of all or parts of Tax Parcels 23010 0111.0100 and 23010 0000.0200. Improvements with active well and septic are included in sale. Property is 5 to 6% sloped. Soil type are mainly Rockton Silt Loam, Edmund Silt Loam, Durand Silt Loam, and Ogle Silt Loam, with smaller areas of Huntsville Silt Loam and Juda Silt Loam. PROPERTY TO BE SOLD SUBJECT TO TERMS & CONDITIONS OF LEASE WHICH EXPIRES March 1, 2019, and subject to all recorded Easements and rights-of-way. Property sold in as-is, where-is and with all faults condition. DATE & TIME: Sealed bids, clearly marked “SEALED BID, BEUTEL FARM”, are to be received by 4:30 p.m. on Thursday, July 5, 2018, at the offices of Duxstad & Bestul, S.C., 1112 17th Ave., P.O. Box 737, Monroe, WI 53566. Bids will not be accepted after the above stated date and time. The sealed bids will be opened and compared by the owners at 5:00 p.m. on Thursday, July 5, 2018, at the office of Duxstad & Bestul, S.C. at 1112 17th Ave., Monroe, WI 53566. When the sealed bids are opened, and if the owners decide to accept the bids, the top two bidders shall be contacted and afforded the opportunity to increase their bid should they so choose, until a bid is accepted. TERMS: No contingencies including financing. Financing, if any, must be preapproved. Bidders please include letter of credit from bank. Ten percent (10%) of the proposed bid must be paid and enclosed with the sealed bid, payable to Duxstad & Bestul Trust Account. The balance of the purchase price shall be due and payable at closing, which will be held on or before August 3, 2018. TITLE AND CLOSING COSTS: A Trustee’s Deed shall be delivered at closing, together with a title insurance commitment; Seller shall provide buyer with an owner’s policy and gap coverage. Buyer shall be responsible for the lender’s policy, loan closing costs, filing fees and the title company closing fee, if applicable, and prorated 2018 real estate taxes.
